A leaking water tank is a problem that gets worse the longer it is ignored. The water that escapes is not just a loss of supply — it is water that is finding its way into the structure around the tank, saturating the ground, and in the worst cases undermining the foundation of the building. A tank that is leaking also cannot be trusted to hold clean water, because the cracks and the joints that let water out are the same paths that let contamination in. The first step is to find out where the tank is leaking. A concrete tank can leak through the walls, through the floor, through the construction joints, or through the pipe penetrations — and the leak is often not visible on the inside because the water pressure is pushing it outwards. We inspect the tank, we test the water level, and we identify the exact path of the leak before we recommend a system. For concrete tanks we use cementitious coatings that are applied to the inside of the tank and form a dense, waterproof barrier that is bonded to the concrete. The coatings are designed for potable water storage and are certified safe for drinking water. We also seal the construction joints and the pipe penetrations with a flexible sealant that can accommodate the movement of the tank as it fills and empties. For steel tanks, we use a different approach. The steel is cleaned and prepared, and a protective lining is applied that stops the corrosion that is the most common cause of leaks in steel tanks. The lining is also potable-water-safe, and it is applied in a system that includes the joints, the flanges, and the fittings. The result is a tank that holds water, a structure that is protected from the water that was escaping, and a supply that is safe to drink.
