Cementitious Waterproofing: Why It's the Workhorse for Tanks and Basements, Not Roofs

Cementitious waterproofing is essentially a cement-based slurry, often modified with polymers, applied by brush, roller, or trowel directly onto concrete or masonry. Because the material is chemically related to the substrate it's bonding to, adhesion is excellent — it doesn't just sit on top of the concrete, it becomes part of it. That's a real advantage over sheet or liquid membranes, which rely purely on surface adhesion.

This bonding strength is precisely why cementitious systems are the default choice for water-retaining and below-ground structures: overhead tanks, underground reservoirs, basements, lift pits, and swimming pools. Unlike most other membranes, cementitious coatings can be applied to a substrate that's still damp — even saturated — which matters enormously on a real site where you rarely get a bone-dry surface to work with, especially during the long rains.

The limitation is durability under sun and movement. Cementitious coatings are rigid, so they don't accommodate the thermal expansion and contraction a roof slab or exposed terrace experiences every day. Left uncovered, direct UV and weathering will gradually degrade the coating over a few seasons. That's why on exposed horizontal surfaces it's usually specified as an under-layer protected by tiles, screed, or a flexible topcoat — not as the final, exposed wearing surface.

A crystalline variant deserves a special mention: instead of coating the surface, crystalline admixtures react with residual moisture inside the concrete itself, growing insoluble crystals that physically block the pores and capillaries. Some products can even 'self-heal' hairline cracks that open up later, as long as moisture is present to trigger the reaction — a useful property for water tanks that develop shrinkage cracks over time.
