Sheet, Liquid, or Cementitious — Which Waterproofing Membrane Actually Fits Your Slab?

Most confusion around waterproofing starts with a simple misunderstanding: people assume there's one 'best' membrane, when really the market splits into two broad families. Sheet-based membranes come pre-formed on a roll and are laid down with overlapping joints, the way roofing felt is laid. Liquid-applied membranes come as a paste or fluid that you brush, roll, or spray directly onto the surface, curing into a seamless, joint-free layer once dry.

Sheet membranes — bituminous felt, PVC, TPO, EPDM rubber — are attractive because factory manufacturing gives consistent thickness and quality control before the product ever reaches site. Their weakness is the seams: every overlap and joint is a potential failure point if the installer rushes the welding or bonding. Liquid membranes solve that problem by forming one continuous skin with no laps at all, which is why they're favoured on complex shapes, upstands, pipe penetrations, and cracked or irregular substrates where a sheet would need constant cutting and patching.

Cementitious coatings sit in a category of their own. Because they're cement-based, they bond permanently to concrete and masonry and can even be applied to a damp substrate, which makes them the standard choice for water tanks, lift pits, and below-ground tanking. Their trade-off is rigidity: a cementitious coating on its own doesn't flex, so on a terrace or roof slab that expands and contracts with Kigali's daily heat swing, it's usually paired with a more flexible polymer-modified version or backed up with a movement joint.

For a typical Rwandan flat-roof house, the practical decision usually comes down to three questions: is the surface exposed to direct sun and movement (favours a flexible liquid membrane), is it below ground or permanently wet (favours cementitious tanking), and how much detailing — pipes, drains, parapets — does the area have (favours liquid over sheet). Get the substrate assessment right first; the membrane choice follows from that, not the other way round.
