Heavy rain rarely causes a roof leak on its own — what it does is expose weaknesses that have been building for months. A membrane that's been slowly degrading under UV exposure, a drain that's been gradually silting up, a small puncture from foot traffic that's gone unnoticed: none of these leak in dry weather, but the first serious downpour of the season finds them immediately.
Ponding water is one of the most common underlying issues on flat roofs, and it's often invisible day to day because the water evaporates between rain events, leaving only faint stains or algae marks as a clue. It happens when the roof's slope is inadequate, the structure has sagged slightly over time, or drains and gutters are partially blocked — and standing water adds significant weight while accelerating membrane deterioration at exactly the spots most likely to fail next.
Different membrane types show their age differently: bituminous membranes lose their granular surface coating and become brittle under prolonged UV exposure; EPDM rubber develops surface cracking and shrinkage over many years of sun cycling; welded sheet membranes like TPO are more prone to seam separation from repeated thermal expansion and contraction than to bulk material failure.
The practical takeaway for a property owner: schedule a roof inspection before the rainy season starts, not after the first leak appears. Clear every drain, gutter, and downpipe, check for cracked, blistered, or lifted membrane sections, and re-seal or recoat any area showing early wear. A modest maintenance visit before the rains is consistently cheaper than the interior repair, mould remediation, and membrane replacement that follows a season of unaddressed leaks.
